(HOUSTON – Jan. 11, 2023) Sunterra — a Katy community by Starwood Land and its development partner Land Tejas — is the top-selling master-planned community in Texas for 2023, according to a recent report by RCLCO Real Estate Consulting.
A second community by Starwood Land and Land Tejas — Marvida — also earned top-selling status, ranking No. 12 nationally, fourth in Texas and the third best-selling community in Houston.
Builders sold 1,293 homes last year in Sunterra, which is ranked third nationally and leads all communities in Texas for most sales in 2023.
“Buyers continue to seek out Sunterra, drawn by Katy ISD and Royal ISD schools, an amazing array of planned amenities and the very best homebuilders in the country,” said John Brian, Regional Presidnet for Starwood Land. “2023 was incredible, with new-home sales increasing 63 percent over the prior year. Construction beginning on the amenities along with incentives offered by homebuilders designed to help lower interest rates also attributed to the increase in Sunterra sales. The Retreat will open later this year.”
The Retreat, a $12 million amenity village will feature a lazy river, resort-style pool with a water slide, splash pad and more. A large clubhouse — featuring a fitness center, meeting rooms and event space will overlook the pool and lazy river. There will also be tennis courts, a soccer field, event lawn, outdoor fitness lawn, playground and more.
The Retreat complements the Sol Club, an additional amenity village within Sunterra that will feature a Crystal Lagoons® amenity. Construction on the Sol Club is planned to begin soon with a current opening date slated for 2025. It will cost approximately $21 million.
Marvida, located in Cypress, features homes from the high $200,000s by 13 builders. There were 835 new-home sales in Marvida last year, a 31 percent increase over 2022.
“Like Sunterra, the exceptional combination of family-friendly amenities, convenient location, great schools and award-winning builders drew people to Marvida,” Brian said.
The Island Amenity Village in Marvida was completed in September 2023 and offers a lazy river, pool, clubhouse, fitness room, spray ground, large playground, event lawn and fire pit. There are also courts for tennis, pickleball, basketball, sand volleyball and bocce ball. The complex also includes a dog park and outdoor exercise stations.
Both Sunterra and Marvida were ranked among the 50 top-selling master-planned communities last year, with Sunterra listed at No. 8 and Marvida at No. 13 nationally. They were two of the top two communities in the Houston area in 2022.
Starwood Land and Land Tejas have 10 current communities in the Greater Houston area. The other eight communities include Canterra Creek, Cypress Green, Balmoral, Emberly, Lago Mar, Sierra Vista, Vanbrooke and Wedgewood Forest.
